Mixed-use is a term developers, builders and city planners often throw around. But what does it really mean?
“Our vision of Maple Lawn is that people can live, work and play all in the same development,” said Lydia Chandlee, property manager of the new development in Howard County. “We offer office space and retail, entertainment and restaurants.”
And beautiful new homes, of course. Miller and Smith is one of three builders in the community, and the Virginia-based company is offering three- and four-bedroom townhomes starting at $579,990.
Ranging from 3,000- to 4,400-square-feet, the houses are three or four levels. They come with two-car garages (some attached, some detached), and can include fully finished basements, a private patio, first-floor master suite and a library.
“The biggest difference is the floorplan,” said Kelli Myers, sales manager of townhomes for Miller and Smith. “It’s very unique. Each area — the family room, library, kitchen — flows and makes the home perfect for entertaining. When people walk into a townhome and see 10-foot ceilings with hardwood floors and granite countertops and gas fireplaces, there is a significant ‘wow’ factor.”
Polly Jessup certainly was impressed. She and her family moved into the neighborhood in June.
“I just liked the architecture,” she said. “It’ s has a quaint, old-town feel.”
With children ranging from 6 to college age, Jessup has been pleased that each child has carved out a unique niche.
“We looked here because of the great schools, and we love that you can walk to everything, including the playground,” she said. “It worked out because my older children have friends here too.”
Located off Route 216 in Howard County, between Baltimore and Washington, Maple Lawn features a $6.5 million community center, fitness center, swimming pool, basketball and tennis courts, and all kinds of activities for residents. Townhome owners each pay a $175 monthly homeowners association fee. There are restaurants, a coffee shop and office space nearby.
When completed, the development will have 1,334 homes — and will offer residents just about every convenience needed.
