Call it Anne Arundel County’s low country.
When Tom Vane and Randy Habeck set out to build a pristine and intimate new 55 and older community, they looked south for the feel they wanted to recreate.
“It has larger homes, with big porches and decks,” Vane said of Severn Highlands. His company, R.T. Vane, is the community’s builder. “It’s a Charleston-type theme.”
As anyone who’s been to that jewel of a city in South Carolina knows, it’s homes are beautiful. In that respect, Severn Highlands does it justice. The eight single-family homes start at 3,200-square-feet, and can be customized in just about every way imaginable.
They all feature first-floor master suites, three-car garages each with a utility room, high-end kitchen appliances, and at least three bedrooms and 3.5 bathrooms.
“We have elevators in the homes, they can finish the basements,” Vane said. “There’s a craft room inside perfect for photography or ceramics. We can put in swimming pools, sun rooms, anything they want.”
It’s just what developer Randy Habeck, of Hipp Development, envisioned when he began mapping out the neighborhood that eventually would become his home. He’s moving from his farm in Millersville into one of Severn Highlands’ homes, each of which sits on a one-acre lot.
“We wanted to create a community that had minimal impact on the land,” he said. “This is such a pretty tract of land. We only put eight houses around a village green because we wanted to keep it very private and quiet.”
That they succeeded is feather in their cap. Located off Veterans Highway, the 40-acre neighborhood is close to the bustling I-97 corridor that connects Baltimore and Annapolis, and is only minutes from BWI Thurgood Marshall Airport.
With its luxury features, secure gated setting and seven-figure price tags, Severn Highlands probably will attract many second-home buyers, Habeck said. Included in the homeowners’ association fee is all the landscaping.
“The concept here is the purchaser will be involved with the design along with the builder and architect to get whatever they want,” Vane said.
The southern charm is no extra charge.
